Best Advisors Give “Tough Love”

July 2017 – Nobody likes to be the bearer of bad news and certainly we are no different.  But the good thing for our clients is that we are willing to give “tough love” when it’s necessary.  In the realm of commercial real estate, that tough love can sound like this:

  •      “We can list your property, but you should be prepared for a nine- to twelve-month marketing period until it sells or leases.”
  •      “We can list your property for the amount you want, but it will likely take several months longer or might never sell at that price.”
  •      “We encourage you make these particular improvements to your property before putting it on the market, but if you want to sell “as-is,” it will have to list at a lower price.”

Alfred Street Baptist Church Picks TARTAN

October 2016 – Tartan Properties Commercial is proud to announce it was selected by the Alfred Street Baptist Church of Alexandria to represent them in their recent $4,000,000 acquisition of a 16,000 sf office building.  The new facility, located at 331 S. Patrick Street—across the street from the historic church—will house the expanding youth ministry and provide additional support and meeting space for the church’s various missions and initiatives.  The Alfred Street Baptist Church traces its history back to 1806 when the Alexandria Baptist Society formed, creating the first black Baptist church north of Richmond, Virginia.  Today the church’s sanctuary is listed on the National Registry of Historic Places.  To learn more about this transaction, please feel free to contact our office.

Holdover Rent Penalty: The Cost of Delay

September 2016 – Here is the scenario: Your lease is about to expire.  You’ve known for months that you need to make a decision either to renew your lease at your current location or to look for another space.  Let’s face it, you did have more options then, but now you’re afraid that you’re stuck: either you will have to sign a new lease and lose any opportunity you had to find something better (and/or less expensive), or you will have to buy time by paying the holdover rent penalty that is likely in your current lease agreement.
